BC depreciation report providers

38 firms that prepare strata depreciation reports in British Columbia, by region. Free to use, free to be listed, and no provider pays us anything.

List checked October 19, 2026. Firms are in alphabetical order within each region.

Why this list is different. The Province of BC advises councils: "The strata council should ensure that any recommendations are impartial i.e., that there aren't any monetary or other incentives for recommendations." No firm pays to be here, no firm pays us when you hire it, and none can pay to rank higher. StrataMinutes earns its living preparing meeting minutes for councils.

Every firm below says publicly, on its own website or in the depreciation report category of the Condominium Home Owners' Association business directory, that it prepares depreciation reports for BC strata corporations. We have not verified anyone's credentials, so use the checklist further down before you hire.

"Type" is our short summary of how each firm describes itself. It is not a statement about any individual's designation.

Next step: send them a request for proposals

Pick at least three firms that serve your area and send each the same written request. Our free RFP builder writes one for your building in about ten minutes, including the qualifications the regulation requires and an evaluation table, and gives you the minute wording for council's resolution.

Before you hire: a checklist

  1. Check the designation of the person who will sign

Ask for the name, designation and registration number of the individual preparing the report, then look them up in the member search of Engineers and Geoscientists BC, the Architectural Institute of BC, ASTTBC, the Appraisal Institute of Canada, the Real Estate Institute of Canada or the Canadian Institute of Quantity Surveyors.

  2. Ask about buildings like yours

A firm that mostly does townhouses may not be the right fit for a concrete high-rise with a parkade, and the other way around. Ask for a sample report with client details removed.

  3. Confirm the site visit

The regulation requires the component inventory to be based on an on-site visual inspection where practicable. Ask what the visit will cover and what access the firm needs.

  4. Get insurance in writing

The province suggests checking that the firm carries liability and errors and omissions insurance.

  5. Ask about relationships

The report itself must describe any relationship between the preparer and the strata corporation. Ask up front, including any relationship with your property manager.

  6. Insist on a fixed-price written contract

With the timeline, the number of revisions, and who signs the report.

Questions councils ask

How do I find a qualified depreciation report provider in BC?

Start with at least three firms that serve your region, ask each for a written proposal, and check that the individual who will sign the report holds one of the six designations in Strata Property Regulation 6.2(0.1): engineer or professional licensee engineering, architect or architectural technologist, applied science technologist or certified technician, AACI appraiser, certified reserve planner, or Professional Quantity Surveyor.

Why does it matter that this list takes no referral fees?

The provincial government advises councils to make sure recommendations are impartial, with no monetary or other incentives behind them. Some matching services are paid by the provider a council hires. StrataMinutes is not paid by any provider, so the list is ordered alphabetically and every firm is treated the same.

Has StrataMinutes checked each firm's credentials?

No. The list shows firms that publicly offer BC depreciation reports. Before you sign, look up the named individual in the member search of the body that registered them, and confirm their insurance.

How do I add or correct a firm?

Use the form at the bottom of this page. Listing is free, and we correct or remove entries on request.

Is your firm missing, or is an entry wrong?

Listing is free and always will be. Tell us the firm, the region you serve, and the designations your preparers hold. We list firms that publicly offer BC depreciation reports, and we correct or remove entries on request.

For providers and inspectors. If you write inspection or site reports for stratas, such as roof inspections, fire extinguisher inspections or site safety inspections, ReportDraft drafts them from your field notes. ReportDraft is our sister company. Whether a firm uses it has no effect on this list.
