3. Owner hearing deadline
When an owner or tenant requests a hearing under section 34.1, the clock starts on the request.
What a hearing involves: council hearings guide.
4. Records request deadline
Section 36 gives owners a right to records on a deadline that surprises many councils.
What owners may ask for: records and retention guide and requesting records.
5. General meeting quorum
One third of the strata corporation's votes, present or by proxy, under section 48.
More detail: quorum rules guide.
6. Does the 3/4 vote pass?
Special levies, bylaw amendments, and other section 108 and 128 resolutions need three quarters of the votes cast. Abstentions are not votes cast.
How voting works: voting rules guide and special levies guide.
The deadlines are easy. The minutes are the work.
Every deadline above ends in a document someone has to write. StrataMinutes turns your council's rough notes into complete, professionally formatted minutes with a compliance checklist, usually within minutes.
No payment details needed for your first council meeting.
These calculators give general information with a built-in safety margin, not legal advice. Deadlines can differ if your bylaws amend the Standard Bylaws or a notice method is not permitted for a particular owner. See the current text of the Strata Property Act and the Strata Property Regulation on BC Laws.
